Vienna Real Estate is a Top Location

September 20, 2010 By Doug Francis

As Northern Virginia continues to become a center for corporations to move their headquarters, relocating employees are confronted with the decision of where to live. The list of concerns includes housing prices, types of homes available, commuting time to work, access to the Metro system, proximity to shopping and recreation, schools, friends and many more. Freeman House on Church Street in Vienna VirginiaAlthough the Internet can give you some great information right down to the “Walk-Score” of a home, until you are here or inside a specific home criteria are simply checks on a list.

High on the list should be real estate in Vienna, VA. Vienna is located on the west side of Tysons Corner, is immediately east of Reston along the Dulles Toll Road, and borders the I-66 corridor on the south side including the Vienna Metro Station and the Dunn Loring Metro Station. There is an incorporated Town of Vienna, VA (1890) with highlights including a Town Green, a weekend Farmers’ Market, historic Church Street, and the W&OD Bike Trail (45+ miles long).

Vienna, VA (map) covers a large area

Vienna, VA real estate includes condominiums, town homes, and detached homes in all price ranges.  Luxury walk to Metro condominiums were built close to the Vienna and Dunn Loring Metro Stations, and luxury condominiums also exists along the Silver Line Metro which is being built along the Route 7 corridor to Reston. There many town homes built in the 1970’s, and townhomes built in the last decade include garages and more square footage. Many of the detached homes built in the 1950’s and 1960’s have been updated or remodeled, and have large yards with mature trees.

A custom home on State Street in Vienna VAMany new homes have been built, and Vienna, VA real estate always seems busy with construction of new homes (yes, even in 2010). With the limited availability of raw land in Vienna, VA, many local custom builders are tearing down some 1950’s homes to build new ones. Tear down or infill construction has been popular in Vienna, VA real estate circles because the location is so ideal for the region and demand is high because of the existing quality of life.

Vienna, VA is located within Fairfax County, so homes here feed into the Fairfax County Public School System which is highly regarded nationally. FCPS elementary schools include Colvin Run, Cunningham park, Fairhill,  Freedom Hill, Louise Archer, Marshall Road, Shrevewood, Vienna, Westbriar and Wolftrap which go through 6th grade. The FCPS middle schools are Kilmer and Thoreau (7th & 8th grades), and students attend either Marshall, Madison, McLean or Oakton High Schools, depending on established boundary lines.

There are many private schools as well located in Vienna, VA.

Wolf Trap National Park for the Performing Arts is an outdoor, covered venue that is open from late spring to early fall. (It is impressive and I suggest driving by for a look.) Meadowlark Botanical Garden is a 95 acre sanctuary and part of the Fairfax County Park System. There are also free summer concerts every weekend on the Vienna Town Green.

Vienna, VA enjoys the benefit from its diverse international culture with a wide array of well regarded restaurants including Bazin’s on Church Street, Bonarati, Yama, Amma, right down to Church Street Pizza and The Italian Gourmet for subs. Silva’s is a french pastry shop, Cenan’s has wonderful bread, Pie Gourmet has apple pies like grandma made, and Molly’s has hand made Gelato to compliment your pie.

Selecting a good location is important in any real estate decision, and deciding to buy real estate in Vienna, VA remains a good decision. Yes, Vienna is a top location in the region, and there is a quality of life here that is hard to match. About Doug Francis

A Realtor specializing in unique and new homes around Vienna, Virginia, Doug started writing a first-hand blog about his everyday real estate experiences a decade ago. In depth, helpful and fun has always been the objective. Outside real estate, he "starred" in a tech commercial for Verisign's "Where the World Clicks" campaign, and was quoted in Money Magazine's Best Places to Live article on Vienna. He's a Boston University graduate who feels morning coffee is non-negotiable.

Being able to guide my clients through many real estate sales, either moving out, moving in, or just across town, has been a rewarding experience that helps when discussing a plan with a future client.

Being able to help them focus and understand our proven sales plan always eases their anxiety of this looming personal task. And, putting it into bite-sized steps always helps them get where they really want to be.

My background… I’ve been an active licensed agent in Virginia for 25 years, work at TTR Sotheby’s International Realty in McLean, and sell homes in all price ranges. I donate to the town tree replacement fund, participate in a neighborhood citizens association, and try my best to stay in shape.
