Little things | crown molding

By Doug Francis

crown molding in Cherry Street Vienna

Noticing crown molding isn’t what typical new home buyers look at immediately upon entering the front door of a model home.

Typically their senses are overloaded and totally maxed out. All those clean walls, shiny floors and interesting fixtures to look at!

But looking at the little things like the crown molding is very important especially if you are looking at a typical new home in Vienna. Simply because not every builder does it the same.

crown molding 2Some of the builders use single-piece molding, while others will use two and sometimes three overlapping pieces. These are quality touches that may not be obvious to you now, but once the walls are a contrasting color then these accents can really pop.

For example, look at these two examples on this page because they are from similarly priced new homes in Vienna with nine foot ceilings. But, in the home with the molding above, the ceilings seemed higher. (Vienna has a 35 foot height limit)

There will be a variation in the crown molding in any house due to the architectural design of the home. And you should also notice which rooms have crown molding and which rooms don’t have it. Typically it is more formal areas like entry halls, dining, living and master bedrooms.

Nice crown molding makes a house look “finished”

Most times you will be looking at plans of a home to be built. This is typically when a hundred decisions need to be made and, for most people, they forget to address everything that is important (another blog post). See which rooms are included by the builder and don’t be afraid to ask for additional rooms if you feel it would add that look you hoping for. From a cost stand point, if the carpenter is cutting and installing it then doing an extra room or two isn’t going to impact the builder’s bottom line (too much).

Essentially, crown molding will make your house look more “finished”.

Yes, it is one of the “little things” but when your new house is finally finish and you invite your friends over for the big shindig, you will feel like you have a truly polished home with quality crown molding .

Vienna real estate agent Doug Francis

When we bought our house in Vienna, we were thinking about raising the kids, building an addition, and knowing the neighbors. Today, home buyers are attracted to Vienna because of the sense of community, walkability, and small town lifestyle.

So, what’s next after your 25 years? It’s a conversation many of my clients are having with me as they plan to move to the beach, travel, or get closer to grandkids. Helping them see their future, sell their current home, and move ahead with their updated plan has been an interesting new chapter.

My background: I am an active licensed agent in Virginia, have negotiated hundreds of sales contracts, work at TTR Sotheby’s International Realty in McLean, and still sell homes in all price ranges. I donate to the Town of Vienna tree replacement fund, participate in a neighborhood citizens association, and try my best to stay in shape.

Let’s discuss your moving plans: Email doug@dougfrancis.com or call me at (703) 304-6827 .  Cheers!
