Most of my clients are doing preliminary research at home on their iPads before getting in the car to drive down Maple Avenue (Rt. 123).
But I also know that some are in Texas or California and are planning to fly out here for a few days of intense fact-finding. Maybe that’s you?
The problem is that many new homes in Vienna that I see aren’t listed online. And that’s an especially big problem for people who are planning to come here for only a few days to look for a home.
And that’s where I feel I’m really helping, adding value to people with busy schedules who know what they want but don’t have the luxury of extra time. Since I’m talking with Vienna’s many quality custom builders all the time, I’ll pick up the phone and ask if they have anything coming up. Often, unique off-market opportunities do!

Recently, I had clients in from L.A. for a day and I got them through seven homes and met with three builders (yes, real local builders) face to face… and one of those guys is now going to build them a new home on a lot that never hit the market. A lot of planning went into that productive sprint around town but it also could have resulted in the need for a second trip.
(Okay, I admit that a little luck was involved)
Back to online searching, the other issue I hear about is navigating through multiple websites, so I decided to enhance this page to help you navigate new homes in Vienna that are listed by a real estate broker in the MLS.
If your builder isn’t listed here, well, tell them to hire a real estate agent to help potential customers find their homes. Simple, no? If it is a problem for my clients then there must be others… and my goal was to build a page to help you.
Tip: Today’s market in Vienna includes homes for sale that really aren’t that old. These homes can be excellent values. And to those buyers who are having meeting after meeting with builders, understand that most of these guys really don’t have the time anymore to be the builder and sales guy. Their margins are thin and crafting a new home requires perspective on long-term value.
And my pitch, let me make this project work for you with a great house as your agent. I explain a lot about the construction process, am there every step of the way (6-12 months), and give you the confidential insight you need when spending so much money. Again, check out the review at the bottom of this page. Contact me.

From a client who bought a custom new home in Falls Church… this review was published on Google.
“We are very happy with our new home, and one of the most important choices we made early on was to work with Doug Francis. As first-time homebuyers, my wife and I found in Doug a very knowledgeable, attentive, and truly helpful guide and counselor. Beyond the usual “knowledge of the area,” Doug’s insights and observations, coupled with his advocacy on our behalf with the homebuilder, title company, mortgage lender and numerous vendors, really made a complex and lengthy process go as smoothly as possible. Doug attended every vendor meeting with us but was never “in the way;” rather, he was there as a sounding board as we pondered light fixtures, faucets, cabinets, tile selections, countertops, etc. Doug attended every meeting with the homebuilder, asking questions we would not think to ask and helping us articulate questions or requests. Doug checked in with the title company and mortgage lender at the appropriate times and worked with us to make sure those matters stayed on track. Doug prepared and walked through with us a sample closing disclosure to help us understand all the items we would be responsible for as part of the purchase, and laid out in easy-to-understand terms the detailed steps each party (seller, mortgage lender, title company and us) would take in the purchase. Doug was available for questions or discussion day or night, weekday or weekend, and (because we had not yet purchased a car), was even willing to drive us to/from the metro or even our apartment when needed. When there were issues at the house during construction, Doug would stop by and send us pictures and, as necessary, communicate on our behalf with the builder. Even after we moved in, Doug has helped us check on things at the house if we were at work or had questions. We would highly recommend Doug to anyone considering a new home in the area.”
