There are more new homes in the Town of Vienna Virginia than ever before, and I know most custom builders are competing for your attention.
Most of my clients are doing preliminary research at home on their iPads before getting in the car to drive down Maple Avenue (Rt. 123).
But I also know that some are in Texas or California and are planning to fly out here for a few days of intense fact-finding. Maybe that’s you?
The problem is that many new homes in Vienna that I see aren’t listed online. And that’s an especially big problem for people who are planning to come here for only a few days to look for a home.
And that’s where I feel I’m really helping, adding value to people with busy schedules who know what they want but don’t have the luxury of extra time. Since I’m talking with Vienna’s many quality custom builders all the time, I’ll pick up the phone and ask if they have anything coming up. Often, unique off-market opportunities do!

Recently, I had clients in from L.A. for a day and I got them through seven homes and met with three builders (yes, real local builders) face to face… and one of those guys is now going to build them a new home on a lot that never hit the market. A lot of planning went into that productive sprint around town but it also could have resulted in the need for a second trip.
(Okay, I admit that a little luck was involved)
Back to online searching, the other issue I hear about is navigating through multiple websites, so I decided to enhance this page to help you navigate new homes in Vienna that are listed by a real estate broker in the MLS.
If your builder isn’t listed here, well, tell them to hire a real estate agent to help potential customers find their homes. Simple, no? If it is a problem for my clients then there must be others… and my goal was to build a page to help you.
Tip: Today’s market in Vienna includes homes for sale that really aren’t that old. These homes can be excellent values. And to those buyers who are having meeting after meeting with builders, understand that most of these guys really don’t have the time anymore to be the builder and sales guy. Their margins are thin and crafting a new home requires perspective on long-term value.
