More than Basics, Where to Begin…

Most people tell me they have been looking at homes online and have a pretty good idea of what they want already. That’s great and can really make our time together super-charged and productive.

Maybe that’s you?

But, that may not be you quite yet… you still want to look around.

A Solid Place to Start

So, you really need to be prepared to take action and here is a little homework.

  • Understand the costs
  • Knowing your financing options
  • Grasp of the offer and negotiation process

Picking the best Location

The tricky part about finding the right house is that it is in the ideal location.

  • Where will you be working? (because commuting in Northern Virginia is a bear)
  • Are schools important?
  • Do you run, bike, sail, kayak, swim, walk the dog(s), play tennis…?

Timing is Everything

“Click to Buy” isn’t something you’ll see in real estate anytime soon.

Sorry.

My recommendation for you to be successful, your high-priority goal should be to come across as “Click to Buy” easy.

  • It may take 45 days from contract to closing
  • The seller may take your offer because you can close quicker
  • The seller may want to stay a few extra weeks

In our real estate market, the old bull-in-a-china-shop strategy they taught in your pre-law class will likely cost you the deal. Most sellers are more willing to negotiate with someone who is prepared, organized, flexible, and understands their perception of time.

That’s why “Click to Buy” can be your winning card.


If you are a seller moving up, across town, or into retirement then you may be overwhelmed fearing you’ll be out too early or too late. 

I get that too.

Helpful Secrets after 25-Years

I have always felt educating you is the greatest secret… because you discover what is important.

If you are 1/2 of a couple, then sit down with two pieces of paper and write down what you and your significant-other want in a future home. Spend the evening thinking and then exchange the papers tomorrow… really!

The next session should include a list of what you don’t want. You can do this one together.

Yes, this reads like a couple’s therapy weekend, but to get you on the same page now will save some avoidable headaches along our journey together… and your home life in five years.

When we bought our house in Vienna, we were thinking about raising the kids, building an addition, and knowing the neighbors. Today, many of those great neighbors have retired and I was able to help them take that next step smoothly.

So, what’s next after your 25 years? It’s a conversation many of my clients are having with me as they plan to move to the beach, travel, or get closer to grandkids. Helping them see their future, sell their current home, and move ahead with their updated plan has been an interesting new chapter.
